

Managing DEALS with SELLERS
​We wanted to provide you with some guidance on managing Deals with Sellers in our CRM system.
​
Deals are essential for contacts you've engaged with and are either entering into or currently in the process of a deal.

The DEALS tab can be found in the centre of any page

When you "Click & Drag" a deal to the next stage, a list of tasks that need to be performed will automatically populate in your Task List, both on your contact's page and the main Task Tab.
This includes the right communication with "fill in the blank" email templates, a list of documents that need to be reviewed & submitted, and marketing steps ....all which are designed to streamline your workflow making it as efficient as possible, ensure you are compliant, and to make your job easier and your business more successful.

SELLER LANDING STAGE:
This stage is mandatory to introduce DEALS with Sellers.
It serves as an introduction to deals with sellers and does NOT trigger any action plans.
Here are the STAGES for DEALS with SELLERS:

This stage is an educational phase for Sellers.
Contacts are placed here once they've responded to your communication, and you've established some rapport.
Automated emails are sent to educate and inform Sellers about the home selling / listing process.
ACTIVE SELLER - EDUCATE and INFORM
When a seller has agreed to meet you for a listing appointment, the deal moves to this stage.
The task list will help you prepare for your appointment.
APPOINTMENT PREP
When your Seller has signed the agreement to list their property with you and the team, the deal moves to this stage.

The task list will help you prepare for your listing for the public LIVE date.
Task include documents, staging & photography, floor plan, marketing ...we don't want you to miss a step!
LISTING PREP

Once the Listing goes LIVE, the deal moves to this stage.
Task include communication with sellers & marketing your listing for sale and to get more leads.
LIVE LISTINGS - JUST LISTED
This stage is for deals where the Seller offer has accepted an offer.

You will receive a list of tasks that will guide your clients through the due diligence process and ensure the right documents and information are covered and shared.
ACCEPTED OFFER - UNDER CONTRACT
When the buyer of your listing has removed the subjects on the offer and provided the deposit, the deal is moved to this stage. Congrats!

The Task list will now walk you through the steps and communication for success at this point in the deal to Possession.
CLOSING - SUBJECTS REMOVED (PENDING OR FIRM DEAL)





Move your Seller to this stage, after Possession Day, to trigger a post-closing action plan.
-The contact will be auto-tagged as Past Client, Quarterly, Holiday Greeting, Event Invite.
-Task reminders will be sent to you
-automated emails will be sent to request a Google Review & a Facebook Review
